Are you committed to selling?
First, take a step back and review your decision to sell. Do you still want to move?
Although you may feel discouraged, if you still want or need to sell, make a renewed commitment to do what it takes to market the home effectively. Next, find out precisely what went wrong. An expired listing usually reflects a problem in one or more of these 6 major areas: communication, price, condition, location, access or marketing.
Communication
Why no sale? What did prospects say about price, about condition? What feedback did other agents offer? Teamwork between seller and agent is key to know how to alter a marketing plan for success. Inattention to a listing can be a factor, but rarely the whole story. Every seller can boost a property's exposure. Make it easy to show: consider a lockbox , a For Sale sign, and showing times that are convenient to buyers. Also, keep the house in showplace shape, depersonalize furnishings so the prospects see themselves at home, keep large pets at a distance. Most important, we want to hear from you. Our sellers are a key source about changes in the neighborhood and property condition that affect a property's salability. Also you have my word you will hear from me regularly-the more we work together, the faster a sale will be closed.
Price
This is the most common culprit for the lack of a sale. An incorrectly priced house attracts the wrong buyers or worse-none at all. Market conditions probably have changed since you initially listed listed your house. Houses may have sold, additional homes have come on the market and mortage guidelines-interest rates have changed. We can prepare an accurate-up to date "Guide to Value" reviewing current market conditions. The days of a home being overpriced and still selling are gone. With the internet nowadays, buyers do their homework and become extremely informed on market conditions. Activity without offers often indicates overpricing. Remember, any house, no matter what condition, will sell for the right price. You need to ask yourself am I committed to selling or am I committed to a price.
Condition
Is your house someone else's dream home? When buyers enter, do they think, "I love this house!" A house in move-in condition invites a sale. Poor condition does not necessarily mean a home needs a major overall. Minor things can equate in a buyers mind of poor condition-in need of paint, dirty or worn out carpets, leaky faucets, squeaky doors, broken windows and outside curb appeal. None of these items are a big matter individually, but they start to add up and buyers wonder if bigger problems lurk unseen (mechanicals-roof)! The way you live and a home and the way you sell it are two different things.Remember in selling your home the cliche "you never get a second chance to make a good first impression" is right on the mark.
Location
Real estate is all about location, and some locations are clearly better than others. Since you cannot pick your house up and move it, the alternative is to improve what you have. Plus price it correctly.
Access
You want to make matters as easy as possible for buyers. A lockbox on the door allows agents to schedule appointments at the convenience of their clients. Owners, pets and children should be away when open houses and showings are scheduled.
Marketing
As the old adage says "Advertising doesn't sell houses, agents do." Your secret to success is a carefully crafted marketing plan that exposes your property to the widest possible pool of prospective buyers. Alot of agents do not have good photos on the internet.
The market is tough, but there are buyers out there, the trick is for you and your agent to show value in your home. That's most likely to happen when your house is prepared in advance, its pricing reflects marketplace realities, and your home is easy to show.
