Home Maintenance Budgeting- Homes by Joel

There's a lot to do when you decide to start looking at Excelsior homes for sale. And many of those things involve money—saving for the down payment, investigating your credit situation, and establishing a budget. Sometimes people are so focused on what they have to do to get into a home, they forget to plan adequately for the maintenance costs. Even if you're buying a newly built home, there will still be maintenance costs, so being prepared is essential.

It can be hard for first-time buyers to know what home maintenance really costs. You've likely lived in an apartment or rental home where you can call the building supervisor or landlord and get something fixed. And apartments are notorious for applying "quick fixes" so the same problem in your own home may require more work than you might think. Here are a few examples of things that can catch first-time homebuyers by surprise.

  • New locks. Thinking about skipping changing the locks when you move in? You have no idea how many people the previous owner may have given keys to. Saving a few bucks isn't worth compromising your personal safety.
  • HVAC filters and maintenance. HVAC systems need to be cleaned and checked before heating season and before cooling season. Filters need replacing regularly, ducts need to be cleaned, and sometimes repairs will need to be made.
  • Recurring maintenance. These are the tasks like sealing concrete and grout, painting the deck, caulking the sink or shower, and clearing the drains. These are the kinds of tasks that need to be done periodically to protect your home from more significant damage and keep it looking its best.
  • One time repairs. Repairing the screen door the dog jumped on, the minor storm damage on the roof or a burst pipe are examples of repairs you would probably need to do only once, but they still need to be dealt with, often quickly. Not having money available for these kinds of scenarios can cause huge inconveniences for your family or lead to bigger problems.
  • Pest control. You'll want to keep your home pest-free. If it's been vacant for a while before you bought it, pests may have had a chance to move in. Keeping up with this task can help avoid health issues and property damage.
  • Fire extinguishers, smoke detectors, and carbon monoxide detectors. You may need new ones or have to replace existing units. Don't forget to figure in installation costs.

Additional tips

At some point during homeownership, you'll have to call someone. Even the best DIYers can be pressed for time, need a break, or have problems they can't solve. Being realistic about what you can do or learn to do, and how much time you have to perform home maintenance can help you set a better budget. You may also want to research what common maintenance tasks like HVAC checks and plumbing visits cost in your area.

Some repairs like roofs, foundations, and water damage really need to be taken care of by professionals since they often involve preserving the structural integrity of your home. Being financially prepared for these kinds of situations is a must. Even when your homeowner's insurance would cover repairs, there may be additional repairs that need to be done, and you'll still have to cover your deductible.
